This reel is all about showcasing the home in real-time, as if you’re inviting potential buyers to walk through with you. By walking through the space, filming 5–10 short clips, or doing a continuous home tour, you build curiosity and provide a more engaging, personal experience. This approach is perfect for attracting both buyers and sellers, especially those curious about current home values and what their budget can buy.

3 Creative Alternatives to a Personal Listing Tour:

  1. Tour Another Agent’s Listing (with permission)
    – Reach out to a fellow agent and ask if you can feature their listing in a reel.
    – Give credit clearly in both your caption and video (e.g., “Listing courtesy of @AgentName / XYZ Realty”).
    – This builds relationships and gives you fresh content to share.

  2. Re-Tour an Older Listing (even if it’s under contract)
    – As long as it’s still active or you have permission, do a fresh walkthrough and update your angle:
    “Here’s what $X got someone in [neighborhood]—and this one went fast!”

  3. Use a Model Home or Builder Property
    – New construction reps often welcome exposure. Ask your local builder rep if you can film in a staged model home and tag them in the post.
